Building Moisture Inspection (BMI)

The Building Moisture Inspection (BMI) certification is designed to provide knowledge in performing the inspection of a building, in relation to water, using current technologies.

Students will learn the principles of psychrometry, basic thermodynamics, and how to use inspection equipment (e.g., moisture meters, thermo-hygrometers, thermal imaging cameras). Course graduates can collect and document the findings in a moisture inspection report.

The BMI Certification confirms that a successful candidate has the knowledge and skills necessary to:

  • Inspect a property for moisture
  • Understand issues associated with moisture in buildings
  • Identify potential causes of elevated moisture in buildings
  • Understand basic psychrometry and thermodynamics
  • Understand moisture meters and use them
  • Understand IR cameras, their limitations, and basic uses
  • Understand building failure and document the findings
